REA Group's 1Q27 result was broadly in line with UBS expectations, although October listings deteriorated to -8% y/y on an adj basis, raising concerns over the outlook.

Strong controllable Buy yield growth of 14% included a 3ppt one-off benefit from rural listings, implying underlying growth of around 11%, the analyst explains.

The broker lowers its FY27 geographic mix assumption to -2% from -0.5%, trimming revenue, EBITDA and NPAT forecasts by -1%, partly offset by lower operating costs.

FY27 listings volumes are forecast to fall -6% against consensus at -5%, with a further -2% decline in FY28 versus consensus expectations for 1% growth.

The valuation is seen as full at current levels, Neutral rating retained with a higher target of $184 from $164.

FORECAST
UBS forecasts a full year FY27 dividend of 366.00 cents and EPS of 563.00 cents.
UBS forecasts a full year FY28 dividend of 416.00 cents and EPS of 640.00 cents.

Neutral

$169.00

-6.12%

Jarden maintains a Neutral rating for REA Group with its target price decreased to $169.00 from $183.00, reflecting near-term macroeconomic headwinds that could weigh on listing volumes and dampen the likelihood of positive surprises in premium ad penetration and margin expansion.

The analyst highlights that while the business holds a commanding market leadership position within a supportive long-term industry structure, several risks have emerged.

These potential headwinds include the adverse impact of higher interest rates on house prices, federal budget changes to negative gearing and capital gains tax, declining Net Overseas Migration, and recent AUSTRAC money laundering reforms that could disrupt property market transactions.

Jarden adopts a new valuation methodology comprising an equal-weighted EV/EBITDA multiple of approximately 18x alongside a discounted cash flow model assuming a 10.25% long-term WACC, a 73% long-term group EBITDA margin, and a terminal growth rate of 3.75%.
